Buying or Selling Property – PropertyFox Frequently Asked Questions
What are the Terms and Conditions to List a Property
Please see our full Terms and conditions to list a property for sale on PropertyFox here.
Why are your prices so much cheaper than traditional estate agents?
We keep our prices low by having one central office that handles every sale we do nationally. Our centralized model allows us to keep overheads low without sacrificing quality of service. In fact, our model allows us to invest more into our individual departments, like pre sales, post sales, photography and valuations, to offer the most professional service possible. All this ensures a fast, seamless sale for people wanting to sell their property.
How do we differ from other Estate Agents?
The obvious difference is the dramatically cheaper rate. Traditional estate agents generally charge between 5% – 7% of your property’s sale figure where we enable you to sell your property for only 1.5%, or R35,000 (whichever is higher). Over and above that by leveraging technology and market data we are able to provide you with realistic feedback on property valuation and market movements – so much so, that our properties sell within 4% of our FoxPrice valuation. We offer professional photography every time. Our listings have 30% higher viewings booked than other properties – purely based on the way they look, are described and the accuracy of the sales price. We also offer floor plans, longer opening hours, maximum online exposure and personal support.
Why do you use professional photographers?
Photos are our shopfront! We believe in promoting your property in the most professional manner. You worked hard for your real estate investment, therefore we showcase it in the best possible way. Our listings receive 30% more viewings booked compared to other real estate agencies listings. Over 95% of people search for property online, therefore we ensure that your property is showcased in a professional way on our own site as well as our chosen, and most effective marketing portals.
Will my property be on Property24?
Yes, we market all of our properties on the most effective local property portals, including Property24, Private Property, Gumtree and PriceCheck, with international portals on request.
How long before my listing is live?
Our photographers are ready when you are. Once photos are taken we commit to a 48hour turn-around time to have your listing live and ready to market.
Are my personal details secure if I decide to sell my property through PropertyFox?
Your personal details are private and confidential. We do not release your details at any stage to anyone without your consent.
How do I make changes to my listing?
You can make changes to your listing at any time via your Property Manager, provided that any information added is accurate and representative of your property. Before any amendments go live online these will be moderated by the PropertyFox team and approved by you.
Once I’ve had an offer, do you manage the sales process?
Yes. PropertyFox manages the entire sales process as well as the negotiations. We give all sellers access to their progress online through our FoxDash, which lists feedback from all viewers, as well as support and transparent communication throughout the process from your Property Manager.
What’s the average time it takes from listing to completion of sale?
Ultimately many factors influence how quickly a property moves through the sales cycle. The two most important are photos and price. Of course viewing availability helps. While we will supply you with an accurate valuation and sales advice based on historic and current market conditions, you set your price. We will manage your exposure online and provide you with constant feedback as to how many online views your property is getting, as well as how many of those are translating into physical booked property viewings. We offer maximum exposure in the market so that all potential buyers come across your property online. Once a sale is agreed, it is very difficult to accurately put a timescale on the conveyancing process, but the average for this is around 10 – 12 weeks in South Africa.
What happens when there’s an offer on my property?
We will let you know of all offers immediately. If the price isn’t right then our Post-Sales team will do everything to negotiate a price you’re happy with.
Why do potential buyers need to be verified?
We are a transparent business and we like to know who we are talking to. Any buyer wanting to view a property needs to go through our independent verification partner thisisme.com before we introduce them to a seller. As a buyer, we keep all information and identity private after your verification. We do this for security purposes to our sellers.
How do I know if my price is right?
We have built proprietary systems based on a few indicators, both market and non-market related. We are so confident in our Valuation process that 97% of our properties sell within 4% of our recommended FoxPrice. Once we set the price PropertyFox will keep an eye on your performance analytics (fancy word for all movements on your listing ads) and report to you as the seller on the insights we find. We will actively involve you in every possible way and offer professional advice with no obligation.

What is the difference between buying a house through PropertyFox and buying through a traditional Estate agent?
The primary difference is that viewings are hosted by the Seller and we offer our service at a fraction of the cost. We believe that no-one knows their house better than the owner themselves, however, PropertyFox can facilitate viewings too. We also like to get to know our buyers preferences that we can best match them to the properties they will connect with. Think of us as property matchmakers.
How does the viewings process work?
We facilitate and communicate the viewings remotely. Once you find a property of interest you will need to be verified on our site before we guide you to the property. The verification process is part of a security vetting process to ensure that we are talking with whom they say, and ultimately keeps both the seller & buyer safe as we at all times know who we are sending for viewings at the property. The seller will then meet you at the property and show you around after a date and time is confirmed.
